Reconstruction of houses and commercial properties
Reconstruction is required when an existing building must be adapted to a new use, enlarged, strengthened or upgraded technically. It is more complex than a cosmetic renovation because opening a wall or changing a layout can affect loads, stability, moisture behaviour, fire safety and utility routes.
PNV Construction Group works with private houses, apartments, offices and commercial properties. The process starts with a survey of the existing structure, visible defects, available drawings and the condition of building services.
Possible scope
- layout changes and new openings;
- strengthening of foundations, walls, floors, roofs and structural connections;
- extensions, additional storeys, terraces and entrance structures;
- replacement or rerouting of electrical, heating, ventilation, water and drainage systems;
- facade, waterproofing, insulation and moisture-control upgrades;
- coordination of drawings, estimate, programme and staged acceptance.
Why investigation comes first
Existing buildings often contain concealed alterations, corrosion, timber decay, weak masonry or undocumented services. A realistic solution may require local opening-up, measurements, structural input and a review of how rainwater, ground moisture and ventilation affect the building. Demolition should not begin until temporary support and the sequence of structural work have been defined.
