Residential renovation

Renovation of apartments and private houses

A successful renovation is built around the condition of the property, not only the desired appearance. Existing walls, floors, utilities, moisture, ventilation and structural limitations should be reviewed before demolition and procurement begin.

PNV Construction Group coordinates residential renovation from survey and planning to building services, finishes and final acceptance. The exact package is agreed for the project and may include contractor coordination, material procurement and technical supervision of hidden work.

Typical sequence

  • survey, measurements, brief and drawings;
  • demolition plan and protection of retained elements;
  • assessment of exposed structures and existing services;
  • new electrical, plumbing, heating, ventilation and air-conditioning routes;
  • partitions, screeds, plaster, waterproofing and substrates;
  • finishes, doors, sanitary equipment, lighting and fitted elements;
  • testing, snagging, cleaning and handover documentation.

Hidden work and interfaces

Many expensive defects originate at interfaces: a shower tray and wall, a window and reveal, a floor screed and service pipe, or a ventilation duct and ceiling. These areas should be photographed and checked before they are concealed. Finished surfaces are then protected from subsequent trades.

For commercial properties, see commercial renovation. Selected work is shown in the renovation portfolio.

What to agree before finishing work

Renovating a flat or house brings together surface preparation, electrical work, plumbing and finishes. Before work starts, establish furniture and appliance positions, sockets, lighting, sanitary fittings and tile layouts. Decisions for individual rooms can then be brought into a coordinated plan.

PNVTEAM’s work descriptions include plastering and filling, paint and wallpaper, tiling, floor coverings, plasterboard structures and decorative finishes. The required tasks depend on the condition of the premises and the brief; quantities, materials and costs are recorded in the estimate.
